Our solution for redeveloping former industrial sites

Brownfields, an active investor, combines all of the necessary skills to redevelop brownfield sites. Brownfields directly manages this process with 4 essential, value-creating steps.

Following a phase of preliminary studies, Brownfields purchases the site as is, and takes full responsibility for the rehabilitation of the site. Brownfields may also, with previous agreement from the State authority, replace the last operator of an industrial site, as substitute third party, and be directly accountable to the environmental authority.
Brownfields organizes all the work necessary for changing land use, in accordance with local authorities and under government supervision:asbestos removal and the demolition of buildings and infrastructure; soil and ground-water decontamination; and site development. All these costs are covered by Brownfields.
Once the site has been rehabilitated, it is redeveloped to be compatible with its future use, and construction will be carried out in one or several phases by Brownfields or by one of its developer partners.
A special insurance policy covers residual environmental risks for 10 years. This policy is taken out at Brownfields' expense. The future owners of the site or of buildings constructed by Brownfields and the most recent operator may also benefit from this insurance.

The advantages of an integrated redevelopment solution

The process for redeveloping former industrial sites can be simplified and made quicker. Brownfields' financial means and our integrated approach allow the various parties involved – local communities, owners of industrial properties and real estate professionals – to consider the redevelopment of a brownfield site as an investment rather than an expense.

A Testimonial

"Brownfields came recommended to us by our environmental consultant, ERM, whom we've worked with for many years: that inspired confidence. Afterwards, we were impressed by the rigorous approach of Brownfields' team; by their professionalism in dealing with all stakeholders, including elected officials; and, last but not least, by the respectable increase in the value of our property.”
